Overview

There are times when UCSF Real Estate may utilize third party project management for construction projects; commonly in leasehold locations. There is nothing which prohibits this practice; however, it is important that project managers working on behalf of UCSF have a thorough understanding of the processes and requirements.

For dual jurisdictionprojects to be successful, which is the case for most leasehold locations, third party project managers and contractors working for UCSF will ensure that:

  • BPS Inspector and Designated Campus Fire Marshal (DCFM) have been invited to Pre-inspection Conference before work starts to clearly outline the scope of work, including trades involved, critical inspections, impairment plans, phases, and the deferred submittal process.
  • New projects in Accela do not require a Job Card, however identify all required inspections for the project with BPS Inspector and DCFM.
  • For the duration of the project, all work done is per approved stamped plans with a copy available on site; work on ACDs or deferred submittals shall not be started until the plans are approved by BPS and DCFM.
  • Fire-rated construction, including walls, shafts, etc. are not covered up before BPS Inspector or DCFM have inspected the work and given permission to proceed.
  • All inspection requests shall be received by Inspector/DCFM a minimum of two business days before the requested date.
  • Dual jurisdiction projects may elect to coordinate inspections with the local jurisdiction and UCSF DCFM/Inspectors to minimize inspection time.

Finally, the project manager acting as an advocate for UCSF, coordinating communication between the general contractor, BPS Inspector and Designated Campus Fire Marshal, will have greater likelihood of successful project completion.
